Questions to ask before buying new construction.
Buying a new home — whether it’s already completed or still in blueprint stage — is different from buying an existing home. While buying new construction provides you with distinct advantages, you’ll also need to ask some questions specific to new builds.
For example, reputable builders provide warranties that cover one or more elements of each new home, but the coverage and timeframes may vary. When you find the builder with the best warranty, you can enjoy your new home without worrying about structural integrity, or problems with heating, electric or plumbing systems.
Depending on its stage of construction, you may have the opportunity to personalize some features within a move-in ready home. These may include flooring, wall colors, cabinet finishes, appliances, and light fixtures.

Move-in ready or custom build?
Although a custom home is what many of us dream about, you may not want to wait for one to be completed. You have another option: homes that are already completed, or just weeks away from completion. These are called “move-in ready” or “spec” homes, as builders speculate that some customers will be more than satisfied with them.Depending on its stage of construction, you may have the opportunity to personalize some features within a move-in ready home. Here are additional questions to ask builders before signing on the dotted line:
- What is your custom home planning process? Ideally, your builder will manage this within a design studio or similar area, with examples of custom designs, options and floor plans.
- What sort of neighbors will I have? If you have small children, moving into a subdivision designed for retirees won’t be ideal. Be sure to check out the blueprints, model houses, and other “previews” of your future neighbors’ homes.
- How long have you been building homes? More experience almost always translates into better quality construction. This contributes to a builder’s long-term success.
- What is covered in a new home warranty, and for how long? A reputable builder’s warranty will cover workmanship, materials, and more.
- What about financing? While most builders will refer you to a preferred lender, or leave the financing to you, there’s one builder who has you covered: KB Home. Their partnership with KBHS Home Loans means you’ll enjoy real one-stop shopping.
